WHAT IS A HOME INSPECTION
For the home buyer the process of buying a home is exciting and yet can be stressful. You have spent a great deal of time and effort considering price, neighborhood, style, size and floor plan. Once that decision is made, the fundamental question arises, is the house itself sound? What kind of repairs may be required and what can reasonably be anticipated in the way of costs?
For the home seller a pre-sale home inspection can be your competitive edge when it comes to offering the buyer peace of mind. What repairs should be made before putting the home up for sale. Will there be any surprises after the offer has been signed.
A WELCOME HOME inspection is designed to answer these questions in considerable detail. Our home inspection is a visual technical analysis of the major systems of a house and includes the evaluation of nearly 400 different items that affect the safety, condition and value of a home. Our goal is to identify any existing major problems that would affect a typical purchasers buying decision.

Limitations
A home inspection is part of the path to making a more informed home purchase decision. While it can help you gain a better understanding of the home, it is not technically exhaustive and all encompassing. It is a snapshot of the condition of the home today. Things can, and do, change and a home inspection will not stop these changes from occurring.
At the time of the inspection the Inspector is a guest in the Owners home and for this reason the inspection is visual only of the readily accessible features of the property. Hidden defects cannot be detected. The home inspector cannot conduct any invasive or destructive testing. If the inspector cannot see it he cannot report on it.
While this inspection may reduce your risk of home ownership, it is not an insurance policy, warranty or guarantee on the home.
